The challenge

Overview.

The construction industry has had one of the lowest levels of innovation and production improvement in the last 20 years. This situation is coupled with a time of great volatility of raw materials, which puts at risk the already reduced margin that the construction activity generates.

In this context, Grupo Construcía created a business ecosystem of circular economy products and services that aims to transform the construction and related sectors to turn Buildings into Material Banks to reinvent the construction sector while generating a positive impact.

Our starting point:

Grupo Construcía creates a Material Passport to analyze and evaluate the impact of the materials and construction systems that make up their projects.

From the Material Passport, an initial Circular Signature is created within MyUpcyclea, a tool created to evaluate different types of impact and ease the process of connecting each projects with actors interested in the recovery of those materials.

This add-on service to the projects is not generating the expected traction in the market and the Group wants to analyze what incentives and industry-level levers they need to generate, from a circular impact analysis, an attractive digital service.

Our end goal:

Develop a business concept to boost the circular resource management of building materials and products in the construction industry. From the Material Passport, an initial Circular Signature will be created within MyUpcyclea, a tool that evaluates impact and facilitates connecting projects with actors interested in recovering the materials leftover.

We worked with Construcía to create a unique solution that facilitates a Circular Economy in construction, namely for the resource management of building assets.

OUR process

Insights - Labs.

In order to fully comprehend the reality of our client’s value proposition, we needed to carry out a thorough research to learn the ecosystem’s vision on the CE (Circular Economy) and all the stakeholders perceived value vs. required value related to a real estate project.
Diagnosis
We understood the company from a strategic point of view in order to set the strategic ambition. We also identified 10 different stakeholders from the value chain.
Insights
We studied the trends related to Circular Economy in construction and analysed 40 cases and 10 competitors. We then redefined a value proposition for Circular Economy digital services.

Pilot tests
Thanks to 3 projects in different states of construction and de-construction, we obtained an in-depth understanding of the processes’ main gaps and value generation opportunities, all while evaluating 35 relevant KPIs.

The result

REMA.

After understanding the group’s digital transformation strategy, CE state of the art and main stakeholders’ incentives in the construction industry, REMA became a solution with 4 parts: a DDBB, an APP, a Dashboard and a Marketplace, allowing for Circularity in the construction industry to start and finish within REMA’s structure. REMA will service manufacturers, construction and maintenance companies. Each of them tucking in one or many services, and receiving the benefits of all the information gathered during the construction process, understood from manufacturing, until product’s reuse.
Opportunity areas
Leveraging the potential of REMA around increasing stakeholders touch points and insights through high quality data, several areas of opportunity were identified: Big data for CE in construction Loyalty strategies around and asset Marketplace for reusable construction systems and products Real time tracking of sustainability and CE certificates’ status.
